City's Solution to Residential Land Shortage

The City of Kalgoorlie-Boulder, Council and the proposed developer (M/Group) have released the Concept Plans for two significant residential developments – a proposed lifestyle village and estate.

The City is delighted to be in the positon whereby the intellectual property and vision of M/Group contained within the Concept Plans and Vision Documents can now be made available to the community.

The early release of the documents will support the community engagement phase on these important land disposal transactions prior to Council’s consideration at the upcoming Ordinary Council Meeting on 13 December 2021.

M/Group’s concept has proposed for the vacant land at Gatacre and Hart Kerspien Drives to include the development of approximately 350 new pre-fabricated architecturally designed homes.

Design options will consist of one, two, three and four bedroom homes providing a range of options for residents that suit their lifestyles. Plans include retaining as many mature trees as possible through open park spaces and creating activated spaces with barbeque areas, playgrounds and a community room.

M/Group’s concept for Lots 95-106 Somerville and Lots 47, 97 and 796 Broadwood includes the design of an integrated community consisting of approximately 300 new homes and turnkey group dwellings along with light-commercial and industrial areas with parks and public open space weaved throughout.

The needs of future residents and surrounding locals have been considered when planning the development to cater for flexible dual-zoned residences activating the north-western boundary along with highway-facing commercial servicing Great Eastern Hwy.

The Plans also include the possible development of a new primary school which is supported by an expression of interest from the Department of Education.

Acting CEO David Trevaskis said the disposal of the land parcels provides a significant opportunity to make a large amount of land available for residential, light industrial and commercial uses.

“The proposed developments will address the significant land shortages that currently exist in the city and that are limiting the growth of our residential workforce.”

“M/Group has a proven track record in delivering high-quality developments throughout Western Australia and will bring this experience to Kalgoorlie to deliver the proposed village and estate.”

“M/Group has confirmed that they would seek local contractors who are familiar with the working environment to deliver on components of the work. In addition, the City is currently working on further expressions of interest which will include a weighting for local developers,” said Mr Trevaskis.

If the land disposal is supported by Council, M/Group have committed to working collaboratively with the local community to achieve the appropriate outcomes in these projects.

This will include the involvement of local Indigenous community members and groups to ensure that any use of the land is appropriate and considered to not disturb any historical or cultural landmarks or places of significance.

Following the public advertising period of the sale of the land to M/Group, the City received several submissions from the community including an alternate development proposal for the vacant land at Gatacre and Hart Kerspien Drives. These submissions will be presented for Council’s consideration at the Ordinary Council Meeting on 13 December 2021.
